WELCOME TO BOND LAW GROUP

Nationwide Residential Tenant Eviction Experts

Unfortunately, sometimes the landlord/tenant relationship can go wrong and you are left with no choice but to evict tenants from your property and recover possession.  To remove troublesome tenants or if you simply want your property back, you need to bring possession proceedings.

Legally evicting a tenant can be frustrating (adding stress) when not familiar with what the court requires. We have over a decade of experience with the process and will take out the frustration for you (reducing stress). We explain what can and should occur thus giving you a clearer picture and more control (moving forward).

Assured shorthold tenants are protected by the Housing Act 1988 and the Protection of Eviction Act 1977.  If you fail to follow the due legal process of law in regaining possession of the property, you could be found guilty of illegal eviction and your tenant could instigate criminal and/or civil proceedings.  This could lead to your arrest and prosecution.

The procedure that you would have to follow is that:

FIRST STEP

YOU MUST SERVE THE TENANT WITH A VALID NOTICE - WE OFFER A FREE CASE REVIEW AND CAN SERVE YOUR TENANT WITH A SECTION 21 OR SECTION 8 NOTICE FROM £45

SECOND STEP

WHEN THE NOTICE RUNS OUT YOU MUST APPLY TO COURT FOR A POSSESSION ORDER - WE CAN PREPARE, SERVE AND ISSUE THE CLAIM FORM AT YOUR LOCAL COUNTY COURT AT A FIXED RATE OF £180 (PLUS COURT FEE)

Country-wide court representation arranged from £90 plus vat

THIRD STEP

WHEN THE POSSESSION ORDER RUNS OUT, IF THE TENANT IS STILL LIVING IN THE PROPERTY, YOU MUST APPLY FOR AN EVICTION WARRANT - WE WILL INSTRUCT COURT BAILIFFS TO PHYSICALLY REMOVE YOUR TENANT FROM THE PROPERTY AT A FIXED RATE OF £70 (PLUS COURT FEE)
